This lists each source's own lines as read; it is not legal advice, and it sets no price. The value that counts is the value of the work, including materials, labour and GST. On most Gold Coast towers home warranty insurance does not apply, whatever the value: see the warranty row.

What moves the number

How far the damage runs comes first: rust keeps forcing cracks open and letting in more water, so the extent is settled by an inspection, not by the crack you can see. How the work is reached is second: scaffold or hoarding on a footpath means a City permit and its fee, and a building on Broadbeach Mall or Cavill Mall needs a vehicle in mall permit to bring a vehicle in. Whether an engineer is needed is third, because engineering design must be done by, or under the direct supervision of, a practising registered professional engineer. The body corporate process and working hours also count: a vote on major spending needs two quotations, and noisy work outside standard hours needs a City permit. Ask for each of these as its own line in the quote.

Fees and thresholds a government body sets

The checker below lists each Queensland and City of Gold Coast figure with its source: the QBCC licence and warranty lines, the written-contract and deposit rules, the body corporate lines, and the City's road permit, verge occupation and structural plans fees. The City's fee register is for 2026-27, so this page is due for re-reading in July 2027. No government source read for this site sets a price for the repair itself, so ask the provider for a written quote and what it assumes.

Costs and fees by service

No price is shown for any service on this site, and this site sets none. The dollar figures in the checker are fees and thresholds that government bodies set. None is a price for your job.
